　　　人口老龄化是当今世界人口发展的趋势。这种人口年龄结构的变化正在广泛而深刻地影响着人类社会生活的各个方面,人口老龄化已经日益成为世界各国关注的重大人口问题。欧美等发达国家在二十世纪六七十年代已经开始老年退休住宅的开发,现在已经发展成一个成熟的房地产产业的支柱。

　　　近年来，我国人口老龄化呈持续加剧之势，关注老年人的居住生活方式，探索老年住宅产业发展模式具有十分重要的现实意义。北京作为首都和特大城市，人口老龄化问题更为突出，加之近年来北京的房价飞涨，交通拥挤，环境污染等问题，老年住宅的发展面临种种困难。研究北京市范围内的老年住宅产业发展现状，分析产业发展的主要矛盾以及今后该产业的发展趋势是这篇论文的主要内容。为了使老年住宅引起更多的关注和老年住宅的发展，本文从已有的数据、政策等方面具体阐述老年住宅产业的重要性和它应该被更多的关注。
