摘要:经济的快速发展和农村人群迁移城市,加快了房地产市场化的进程,我国对房地产价格高发展过热也不断出台新规定来进行抑制。对于房地产企业来说,一个项目是否能够实现最大的收益,对于它的可行性分析,其投资决策就显得相当重要。在运行过程中,项目的确立和可行性研究处于至关重要的位置,也是决策者面临的重要环节。如何使企业在投资中为城市建设发挥应有的作用,同时获得最大化的利润,起决定作用的就是投资决策。
本篇论文运用财务管理和房地产经济的理论,通过自己材料的收集,特别选择了南京鸿信房地产公司近几年房地产的投资环境情况阐述,分析了其近几年的投资现状;通过对鸿信地产的云深处项目进行财务指标的测算评价,论证了该项目的可行性,并对该公司在投资决策中存在的问题进行梳理,其中包括对项目的投资估算、收入估算和各项财务指标进行评价分析;最后对于鸿信地产在投资决策运作中存在的一些问题提出合理化的建议,并能够希望对于鸿信房地产公司再未来项目决策提供一些有用的参考和帮助。
