润金房地产有限公司财务风险控制研究.doc

摘要:房地产行业在我国的国民经济发展中占有重要的地位。但是由于我国房地产行业发展较晚，基础薄弱，经常会出现负债比率偏高、资金回收期长、投资或筹资的金额巨大等问题，导致房地产企业面临着很多不确定的风险。因此对房地产行业的财务风险进行研究，以及时找到有效措施对财务风险进行防范，是当前房地产企业不容忽视的事。

　　　本文以徐州润金房地产有限公司为例，分析了财务风险的概念、特征以及种类，并且采用财务分析等相关的方法分别从公司的投资风险、筹资风险、资金回收风险方面进行了分析，揭示了企业存在的财务风险,然后提出该公司针对财务风险现状的控制手段,最后针对该公司控制方面的不足提出加强控制的方法。

Abstract:Real estate industry in China occupies an important position in national economic development. But because of the real estate industry development of our country relatively late, weak foundation, often there will be a higher debt ratio, long capital recovery period, the amount of investment or financing huge problems, lead to the risk of real estate enterprise faces many uncertain. Therefore to study the financial risk of the real estate industry, and to find effective measures to prevent financial risks, is the current real estate enterprises should not be ignored.

　　　This paper takes Xuzhou golden real estate co., LTD as an example, analyzes the concept, characteristics and types of financial risks, and adopt the method of financial analysis, etc, respectively, from the company's investment risk, financing risk, capital recovery risk are analyzed, revealing.

　　　我国房地产企业对国民经济的影响越来越大，已成为国民经济的支柱产业之一。房地产企业的拓展会影响到建材等多个部门的不断发展、壮大，对我国的经济起到了决定性的作用。不但如此，房地产的发展而且还可以扩大就业率。

　　　但是由于我国房地产企业兴起比较晚、根底较差、规模不大，企业行为也并不是十分的规范化, 再加上目前受国家宏观经济政策的调控，财务风险已经成为很多房地产企业求生存、谋发展而迫切需要解决的首要问题。因此房地产企业财务风险控制研究，是一个很具有研究意义的课题。

　　　本文通过案例分析方法对徐州润金房地产有限公司的财务风险进行分析，运用各种指标分析公司存在的筹资风险、投资风险和资金回收风险,接着提出该企业针对财务风险现状的控制手段，最后针对该公司控制方面的不足提出加强控制的方法。通过这些研究能够增强企业抗风险能力、竞争力从而提高经济益。
