摘 要:近年来,我国房地产市场不断拓展,住房制度改革不断深化,居民购房热情不断升温,商业银行个人住房贷款得到了迅速的发展。随着个人住房贷款规模的成倍扩大,该项信贷业务中所存在的问题和风险也逐步暴露出来,尤其是2007年美国的次级信贷危机,使得商业银行逐步认识到防范和化解信用风险的重要性。然而,我国个人住房信贷仍存在许多风险和隐患。因此,商业银行应当加强对个人住房消费贷款信用风险的分析与识别,以便及时采取措施,防范和化解风险。本文结合我国信贷市场的实际情况,对个人住房消费信贷业务所面临的信用风险现状及其成因进行分析,并试图寻找风险防范及化解措施,提出发展信贷的相关建议。

Abstract:In recent years, Chinese real estate market continued to expand, the housing system reform has been, continues to heat up enthusiasm for residents purchase, individual housing loans by commercial banks has developed rapidly.With double the size of individual housing loans expanded, the credit operations of the existence of problems and risks are gradually exposed, in particular the 2007 U.S. subprime credit crisis, making the commercial banks to prevent and reduce gradually realized the importance of credit risksex.However, my personal housing loans are still many risks and hidden dangers.Therefore, the commercial banks should strengthen the individual housing loans of credit risk analysis and identification, in order to take timely measures to prevent and reduce risks.In this paper, the actual situation of China's credit market, housing, consumer credit business of personal exposure to credit risk analysis of current situation and its causes, and try to find and defuse the risk prevention measures for the development of credit-related recommendations.
