摘要:近些年，随着经济快速发展，我国农村问题已成为各方关注的焦点，为此2008年10月十七届三中全会发表了《中共中央关于推进农村改革发展若干重大问题的决定》。目前，我国农村呈现土地被大量占用、劳动力向其他产业转移现象，这些使土地大量荒芜，导致农村经济艰难发展，使得我国农村土地制度的内在缺陷和深层矛盾日益加剧。随着我国人口急剧增长，土地资源稀缺现象日益明显，农村土地制度改革已成为主流。
土地流转中最重大的问题便是资金，而之前的历史、政策等众多因素使得农村资本匮乏，所以必须利用通过土地证券化融资解决农村资金问题。因此，推动农村土地证券化来提升土地的收益价值势在必行，也是进行土地流转制度的一种创新。
本文首先介绍了国内外土地证券化的研究，接着深入探讨了丹阳农村证券化现状及存在问题，最后针对存在的问题给出了相关建议和对策。

Abstract:In recent years, with the rapid economic development, China's rural problems have become the focus of attention of all parties, in 2008 October the Third Plenary Session of the seventeen Central Committee of Communist Party of China issued a "decision on rural reform and development of a number of major issues". At present, China's rural land is occupied by a large number of phenomena present, transfer of labor to other industries, these make the land a desolation, causes the rural economic development makes difficult, inherent defects and deep contradictions in rural land system of our country is increasing. With China's rapid population growth, scarcity of land resources is becoming more and more obvious, the reform of rural land system has become the mainstream.
The most significant in the land circulation problem is money, and many factors before history, policy, the lack of capital, so must use to solve the rural financial problems through land securitization financing. Therefore, promoting the rural land securitization to improve the proceeds of land value be imperative, but also an innovation in land transfer system.
This paper firstly introduces the research of land securitization at home and abroad, then discussed the present situation of Danyang rural securities and the existing problems, finally gives some suggestions and Countermeasures to existing problems.
