摘要:在社会与经济的不断发展,经济全球化和科技高速发展的背景下,工程项目出现了投资规模越来越大、建设周期越来越长、施工工艺日益复杂等特征,因而项目工程造价控制的难度也越来越大。中国房地产面对工程规模日渐庞大,功能、标准日益高涨等新情况,只有以先进的管理思想、合理的工程制度,充分发挥参见各方的积极性,才能把握好工程造价。工程项目最大的特点就是满足人的需求,使项目工程造价控制在合理的范围之内,并能发挥最大的效益。国内的工程造价已经慢慢与国际接轨了,因此工程造价的管理人员必须要跟上时代,借鉴国际先进经验,以国际化的视野去管理和控制项目的工程造价,国内的房地产市场要求对项目工程造价用全过程工程造价的方法来控制,日益迫切。

   本文以南通瑞恩房地产新百家项目为研究对象,因为房地产公司作为项目决策到竣工验收唯一的参与方,对项目的工程造价有着举足轻重的作用。房地产开发项目作为盈利性的建设项目,对工程造价的控制与管理非常重视。运用全过程工程造价方法在新百家项目工程造价的前后进行研究,对工程造价的控制与管理,分析项目的决策阶段,设计阶段,实施阶段。分步进行了探讨,使新百家项目的工程造价得到了有效的控制,取得了较为理想的投资效益,对研究全过程工程造价控制也具有较强的现实和理论的指导意义。

Abstract:In the social and economic development, under the background of economic globalization and rapid development of science and technology, the investment scale is more and more big, the construction project cycle and longer and longer. Construction technology of increasingly complex characteristics, thus the difficulty of the project construction cost control is becoming more and more big. China real estate face increasingly engineering scale, function and standard mounting new situation, only by advanced management ideas, reasonable engineering system, give full play to see the enthusiasm of all parties, to grasp the project cost. Project is the biggest characteristic is to satisfy people's needs, make the project construction cost control in a reasonable scope, and can play the biggest benefit. Domestic project cost has been gradually in line with international standards, so the project cost management

 Taking nantong Ryan new hundred real estate project as the research object, because the real estate company as a project decision the only participant to completion inspection and acceptance, the project construction cost has a decisive role. Real estate development project as a profitable construction project, for the project cost control and management very seriously. By utilizing the method of the whole process of project cost in the new hundred were studied before and after project construction cost, the project cost control and management, analysis of project decision-making stage, design stage, the stage of implementation. Step by step are discussed in this paper, gives new hundred project project cost effective control, and have achieved ideal investment benefits and to study the whole process of project cost control also has strong practical and theoretical significance.
