摘要:工程项目管理作为一门应用广泛、实际意义重大的学科,越来越受到人们的重视。至21世纪以来,有关项目管理的研究学术成果颇为丰富,项目管理已被广泛运用于各种组织活动,解决了很多先前无法解决的难题。项目成本控制是项目成本管理的核心部分,成本控制的效果将直接影响到整个项目的经济效益评价。
本文以苏州金色里程项目为例,通过对成本控制研究领域现有的一些理论加以论述,并且采取相应方法对该项目的各个参与角色进行分解,建立健全成本责任体系。从项目的全生命过程进行全局考虑,综合运用挣得值法、价值工程等具体方法,在对该项目实际状况充分了解的前提下,分析现有问题存在的原因,并且提出解决的方案,作出效果评价。

Abstract:Project management as an applied widely, the significance of subject, people pay more and more attention. Since twenty-first Century, research achievements about project management is quite rich, project management has been widely used in all kinds of activities of the organization, solve a lot of problems previously unsolvable. Project cost control is the core part of project cost management, cost control effect will directly affect the evaluation of the economic benefits of the project.
In this paper, taking Suzhou golden mileage project as an example, discusses the cost control through some theoretical research in the field of existing, and adopt corresponding methods to decompose each of the project in the role, establish and perfect the cost responsibility system. Global from life-cycle project into consideration, the integrated use of earned value method, the method of value engineering, based on the full understanding of the actual situation of the project, analysis of the causes of the existing problems, and propose solutions, make the effect evaluation.

如何在新的经济环境下,重新认识成本,以怎样的程度重视成本,成了影响一个企业发展的关键问题。土地价格不断上涨,直接费用(人工费、材料费、机械费)成本的增加,企业要想在保证工程质量的基础上获得最大的利润,就必须革新成本控制理念,加大成本控制力度。本文的研究目的就是要在目前的房地产开发背景下,结合成本控制研究领域的一些基本理论,分析项目成本管理的构成以及房地产成本管理的难点和特点,采用成本控制的方法和措施,针对房地产开发的全过程,从各个不同的阶段进行分析,希望能为项目的成本控制提供借鉴与参考。
