摘要:随着市场经济体制改革的不断深化,国家宏观经济调控的不断加强,房地产业正面临着严重的挑战,加快推动房地产业的转型与改革,是国家经济可持续发展的客观要求,也是房地产企业发展升级的必经之路。房地产市场是否健康和谐发展,将直接影响到我们生活水平和质量的高低。房价高位运行严重影响宏观经济运行和社会和谐稳定,传统的面包面粉式的这种消耗式的开发方式要引起我们重新的反思,未来的房企转型与改革成为必然。
本文采用实例“成都-中塑国际贸易中心”为研究突破点,全面具体分析其成功的缘由,并根据当前房地产业发展中出现的问题和瓶颈,从而得出现代型房地产业的改革创新之道,并借此提出对未来房地产业发展的展望。

ABSTRACT:The real estate industry is facing serious challenges with thecontinuous deepening of the reform of market economic system,the national macroeconomic regulation and control of the strengthening.Speed up the transformation and reform to promote the real estate industry.Which is the objective requirement of the sustamable development of national economy,and also is the only way that must be passed is the development of the real estate enterpriser up grade.Whether the real estate market is healthy and harmonious development,willdirectly affect our living level and quality.High prices seriously affect the operation of macroeconomy and social harmony and stability.This kind of traditional consumption style development mode should cause us to reflection.Real estate industry transformation and reform will become inevitable in the future.
This paper uses the case of“medium plastic﹒ChengDu International Trade Center” as the research breakthrough piont,and analyzes its successful reason comprehensively, according to the problems and bottlenecks of the current ral estate industry development.thus gets reform and innovation of modern real estate industey,and puts forward the prospects for the future development of real estate industry.

房地产业的发展和转型一直是国内外专家学者研究和探讨的热点,当国家宏观调控政策出台后,房地产业的转型与改革之路更是一种必然的趋势,相关专家学者对其进行了大量的研究与探索,而后也针对性的提出了许多转型与改革的方向和措施。本文在前人理论研究的基础上,系统地总结了房地产业的发展模式,对传统的房产模式和转型后的房产模式进行了专业层面的比较分析,继而全方位分析了“中塑-成都国际贸易中心”的转型成功之路。在此基础上对传统模式的房地产业的发展和转型提出了具有一定程度指导意义的建议。本文中所涉及到的理论见解都是经过前人的研究和证实的,并在此基础上提出了属于自己的理论观点和见解,为后人的研究提供了一定的理论基础。因此,本文的研究具有一定的理论意义。
