摘要:随着我国经济发展和城市开发,住宅小区越来越成为居住的主流,小区物业管理是针对当代社会这一市场应运而生的。房地产行业本身具有高投入、高风险的特点。近年来国家对房地产进行了宏观调控,对房地产行业的健康快速发展起到重要作用。如何解决物业管理过程中存在的问题以及对策方面的研究,做到更好的服务于业主成为当今人们关注的焦点。
基于以上原因,结合专业知识以及查询资料,以淮安市富春花园小区为例,针对小区内物业管理中存在的问题的原因,通过案例分析法、问卷调查法、文献法和统计分析法,定性与定量相结合的方法分析出现问题的原因,结合法律法规和国家新政策提出可行性强的对策,同时对本小区物业管理行业提供一定的参考意见。

Abstract:As China's economic development and urban development, residential living is increasingly becoming the mainstream, residential property management is the market for contemporary society came into being. 近年来物业管理发展速度加快,随之而来物业管理引发的问题也接踵而至。业主的维权意识不断加强,这就需要物业管理的模式方法要不断创新,以确保对业主的服务更加到位。淮安市富春花园小区作为淮安市高档小区,业主对生活质量的要求很高,对小区生活环境的多元化依赖很强。富春花园小区对物业管理人员不满、小区内车辆管理措施及停车收费标准、业主饲养宠物、房屋质量等问题愈发严重。本文通过问卷调查法、文献法和统计分析法,定性与定量相结合的方法对小区物业管理整体进行了系统的研究,发现其原因并分析原因:小区物业管理人员素质较低及专业管理人员流失;小区公共场所车辆管理不明确,收费标准没有公开化;没有相关法律条文出台对宠物饲养问题做出明确规定;业主、房地产开发商、物业三者之间权利与义务不清晰。经过对案例的成功研究,给出自己对物业管理过程中出现的问题的一些对策:
