摘要:随着世界经济的发展,房地产业在各国的产业中逐渐开始占有举足轻重的地位,成为国家经济的命脉。房地产行业的资金密集性特征决定了其实质上是一个准金融行业,近二十年中国房地产市场的发展显示,房地产业和金融业是相互依存、相互支持、共同发展的。因此加强对房地产金融风险的研究,不仅是房地产业稳定和发展的要求,而且对整个金融业和国民经济的稳定和发展也至关重要。

   本文从当前房地产金融的运行状况着手,具体从房地产价格状况,政策变动状况,贷款规模状况三个角度分析得出当前房地产显露出来的金融风险不大,但存在潜在的金融风险的现状。之后重点阐述了对房地产潜在的金融风险的解析,指出房地产贷款的过度投放,融资渠道单一,法制建设落后,金融运作缺乏效率,信息不对称等问题都蕴含着潜在的金融风险,最后针对房地产潜在的金融风险提出了相应的对策建议。要加强国家的宏观调控和引导,实行房地产融资渠道多元化,完善国家有关的法律法规,有效合理运作企业资金,健全信息传递机制,有效化解房地产金融机构的不良资产。这样才能使得房地产潜在的金融风险被有效防范。

ABSTRACT:With the development of world economy, the real estate industry in the country gradually began to occupy a pivotal position to become the lifeblood of the national economy. The capital-intensive nature of the real estate industry characteristics determine which is essentially a quasi-financial sector, nearly two decades the development of China's real estate market display that real estate and financial sectors are interdependent, mutual support and common development. Therefore, strengthening the financial risks of the real estate, not only a requirement of the real estate industry’s stability and development, but also play a crucial role in the entire financial industry and the national economy's stability and development.

   This article proceed from the current operational situations of the real estate finance. From the real estate price situation, policy changes in conditions, loan size condition three angles draw current real estate specific analysis revealed little financial risk, but there are potential financial risks of the status quo. After focusing on the real estate potential financial risk analysis, that the over-invested real estate loans, financing channels for a single, legal construction backward, inefficient financial operations, information asymmetries and other problems inherent with potential financial risks, and finally the potential for real estate financial risks put forward the corresponding countermeasures and suggestions:To strengthen the country's macro-control and guidance, carry out the diversification of real estate’s financing channels, improve relevant laws and regulations, operate enterprise funds effectively and rationally, improve the information transmission mechanism, resolve non-performing real estate assets of financial institutions efficiently. So that the real estate potential financial risks would be effectively prevented.
