摘要:作为改革开放的最前沿,广州经济发展一直处于领先地位,房地产行业的发展也十分突出。广州居民对居住的需求也在不断增长,广州房地产市场将持续发展。但近年广州房地产市场出现了投资规模过大、价格上涨过快、商品房结构不合理以及市场秩序比较混乱等问题。楼价目前已经处于高位运行,脱离了一般购房者的承受能力。
而近年广州房地产业的发展越来越狂热的情况下,银行资金更是成为支撑房地产业的重要力量。在这样的经济背景下,采用从紧的利率政策会给整个房地产市场带来一定的影响。
作为政策调控的主导者——央行,如何根据市场与经济发展的情况,不断调整现有的利率政策,将会是决定广州房地产市场发展的一个重要因素。
本文从政府出台一系列抑制房价政策和央行从紧的利率政策之后,探讨对广州房地产市场的影响,并提出不断的、灵活的调整现有的利率政策建议,使其更好地促进广州房地产市场的稳定与健康发展。
