摘要:第十个五年计划以来,我国的住房建设脚步加快,带动房地产行业的迅猛发展,尤其在应对国际金融危机过程中,大量社会资金流向房地产行业,虽有效拉动了内需,但也引发了住房价格上涨过快等问题。因此,我们有必要对上世纪八十年代的日本房地产泡沫产生原因进行分析,进一步比较我国当前房价上涨过快的原因。

   本论文利用内外部分析方法,将房地产泡沫的理论成因归结为房地产资产价值和投资属性、房地产市场信息不对称、房地产市场参与主体行为、金融机构信贷政策、政府行政措施五个方面,并结合中日房地产泡沫的现实原因进行分析,将两国房地产泡沫的成因进行了比对,就共性问题提出了相关对策。因此应注意从包括企业和个人在内的微观经济主体、金融信贷机构、政府行为三方面着手进行疏导与控制。在现阶段,我们必须吸取日本房地产泡沫的经验教训,结合房地产泡沫产生的内外部因素,加之我国房地产市场的发展现状提出有效的建议和政策,遏制房价的进一步上涨,稳定房地产市场的秩序。

Abstract:Since Tenth Five-Year Plan, China's accelerated pace of housing construction, promote the rapid development of the real estate industry, especially in response to the international financial crisis, a lot of social capital flows the real estate industry, although effectively stimulate domestic demand, but also led to housing prices rising rapidly, and other issues. Therefore, we need to eighties of last century's Japanese real estate bubble cause analysis, and further compare our current soaring prices cause.

   In this thesis, the article use the internal and external analysis, the theory of the real estate bubble causes boils down to value and investment property real estate assets, real estate market information asymmetry, the real estate market participants act, financial institutions, credit policy, government administrative measures five aspects, combined with the Japanese real estate bubble of reality to analyze the causes of the causes of the real estate bubble of the two countries were compared on common problems and put forward relevant countermeasures. It should be noted from the group consisting of businesses and individuals, including the micro-economic, financial and credit institutions, governmental action three aspects to divert and control. At this stage, we must learn the lessons the Japanese real estate bubble, real estate bubble generated by combining internal and external factors, coupled with the current development of China's real estate market and propose effective recommendations and policies to curb housing prices rise further, stabilize the real estate market order.
