摘要:从房市的运行层面来看,我国房市目前的现状包括以下几个方面:第一,泡沫成份开始收缩,市场价格在高位运行的同时面临较大的下降压力,一些城市的房价开始下降。第二,成交量萎缩,空置率上升。第三,紧缩政策下房地产商面临较大的资金压力,房地产金融风险加大。第四,市场开始走向分化,一些实力较低的房企正在被洗出市场。第五,房地产中介经营困难。对于2009年,给消费者感受最深的莫过于一路飙升的房价,消费者的存款与收入与房价增长速度相比较,显得太慢太少了。然而,去年底到今年初,国家出台了一系列的调控政策,加上“两会”政府对保障住房的供应加大承诺,让许多普通老百姓在今年似乎看到了一丝曙光。
