摘要:近几年来,我国开展推行住房分配货币化,居民们对住房抵押贷款的需求不断增加,这使得住房抵押贷款在银行业务中,占据越来越重要的地位。在这过程中很多问题逐渐暴露出来,其中的核心问题是提前还款。住房抵押贷款提前还款,指借款者在还款期内提前偿还部分或者全部借款余额的行为。各大银行的房贷业务明显萎缩,提前还贷的人有增无减。本文通过对导致提前还款现象的因素的分析,以及提前还款对商业银行的不利影响。为商业银行有效应对,降低损失提出建议。

Abstract:These years,our country has carried out Housing assignmentcurrency. There is an encreasing demand of them in the citizens,so that the Housing assignmentcurrency has taken a more and more important place in banking business.However,a large number of problems have came out during its development. It is the core question that pay back before the agreed date. Housing assignmentcurrency means that people who borrewed money pay back all or part of them before the agreed date. Many big banks have shinked in the filed of housing loan.People who would like to pay back the money as quickly as possible have become more.This passage gives suggessions to banks, throughing analysing the reasons causing this performance and telling the affects of banks.
