摘要:近年来随着我国住房制度改革的深化,我国的个人消费性贷款市场发展迅速,个人住房抵押贷款已经逐渐成为被最广泛采用的贷款供应形式,再加上美国次贷危机的爆发给全球经济带来的巨大冲击,因此,住房抵押贷款的违约风险管理越来越受到国内外各界的关注。
本文根据南京市的宏观数据,全方位研究了个人住房抵押贷款的违约风险产生的各种原因,并且提出了防范违约风险的政策建议。这对于宏观调控者而言,本文为其防范我国个人住房抵押贷款违约风险提供了理论支持;对银行方面,在充分了解了违约风险产生的各种原因之后,可以制定相关住房信贷的管理制度,有效防范住房信贷违约风险;对于个人而言,都希望有完善的住房信贷管理制度、规范的市场以提供公平的竞争环境,实现和保护其自身利益.

ABSTRACT:Recent years, with the deepening of housing reform in China, our personal consumer loan market has developed rapidly. Personal housing mortgage loans have gradually been the most widely used form of the loan supply. U.S. subprime crisis broke out a huge impact on global economy, therefore, the risk of mortgage default management has got more and more attention from home and abroad.
Nanjing as an example in this article, I studied a variety of reasons of the personal housing mortgage default risk in macro-round. And put forward policy recommendations to prevent the risk of default. For banks , after fully studying the various causes of default risk, They can develop management systems related to housing credit, and effectively prevent housing credit default risk. For individuals, they hope to have a sound credit management system of housing and regulated market to achieve and protect their own interests.
